Common questions in Boxmoor

Will you come out to Boxmoor?

Yes, Boxmoor is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is my home in Boxmoor listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Will you need to get into the loft?

Where possible, yes. We look in the roof space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

Pre-purchase roof surveys for homes and businesses in Boxmoor

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. If you’re worried about ponding, blisters or splits on a flat roof and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, whatever the roof.

Around Boxmoor, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Roof by roof

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Share the report with your solicitor
  • Mention any deadline when you contact us
  • For a flat, check who is responsible for the roof
  • Ask for loft access on the day

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

Why get it checked now?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Arranging work in a smaller place like Boxmoor is easier with notice than in an emergency. A survey gives you that notice.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Local roofs and buyers in Boxmoor

Boxmoor is part of Hemel Hempstead, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches, ageing concrete tiles and old flat roofs each have their own weak points, worth knowing before you commit. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If yours is one of the older homes in the streets near Church of St John the Evangelist and Attached Church Hall, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near Hemel Hempstead station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Being in a smaller place like Boxmoor doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Let us know about parking near the property
  • Keep pets inside or away from the areas we’re looking at
  • Have keys ready for side gates, garages or roof access doors

What this survey can’t tell you

It’s a careful look at the roof, not the whole story. Its limits include:

  • How a seller will respond, or what the house is worth
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.
