Pre-purchase roof surveys for homes and businesses in Woodhall Farm

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. If you’ve noticed chimney mortar that has eroded and gaps where slates or tiles have come loose, a survey will tell you what’s going on.

Houses in smaller places like Woodhall Farm can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Woodhall Farm is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • If you’re buying, let the agent know when we’re coming
  • Leave a clear route to the loft
  • For flats, check roof access has been agreed

Practical tips

These tips come from what we see on roofs every week:

  • Find out whether the roof has been replaced or patched
  • Book once your offer is accepted
  • Ask for any paperwork for recent roof work
  • Ask who repairs the roof under the lease

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

Woodhall Farm: your questions answered

Are flat-roofed garages and porches in Woodhall Farm worth including?

Often, yes, so mention it as you book. Many homes in new towns like Hemel Hempstead have flat-roofed garages and porches, and felt roofs frequently last around 15–20 years.

Will you come out to Woodhall Farm?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or email us.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we can’t promise any saving.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Landlord and commercial surveys in Woodhall Farm

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What affects the cost of pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Booking your survey

There’s no need for technical words. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you’re working to, like exchange
  • The address and postcode of the property
  • The style of property, from a terrace to a block

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or drop us an email.

Roof by roof

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Common roof problems in Woodhall Farm

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we check.

It’s worth booking a survey if you’ve seen:

  • Sagging ridge lines or uneven roof slopes
  • Bitumen or mortar used in place of proper repairs
  • Loose pots and cracked flaunching
  • Ponding, blisters or splits on a flat roof

For an older house near a landmark such as Alexandra Road Congregational Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What to check before booking

  • Whether the inside of the roof is included
  • Whether you can ask questions once you have the report
  • Their insurance cover
  • Whether you get a written report with photos
