Questions from Woodhall Farm

Is my home in Woodhall Farm listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Hemel Hempstead station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What do you check on a chimney?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

About our chimney survey in Woodhall Farm

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. If you are worried about eroded joints in the brickwork and damp patches on chimney breasts, a survey will tell you what’s going on.

Around Woodhall Farm, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Make sure fixings on the stack are secure
  • File photos of the stacks with your home records
  • Photograph damp patches with the date
  • Leave close inspection to people with safe access

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes about one to two hours for most homes, a little longer where there are several stacks. Being in a smaller place like Woodhall Farm does not change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Advice

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • Roof area
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What we need to know

Getting the details right at the start saves time. It is useful to include:

  • Dates you’re working to, like exchange
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

You can call us seven days a week. To book or ask a question, phone 07833 053749 or use the contact form.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Roofs, chimneys and gutters in Woodhall Farm

Hemel Hempstead, which Woodhall Farm is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

High Elms Manor lies about 4.8 miles south-east, so building around Woodhall Farm goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. The streets around a church such as Alexandra Road Congregational Church are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Hemel Hempstead station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we cannot see

A survey is a proper look at the chimney stack, but it cannot do everything. Its limits include:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • Checks on boilers, fires or their flues

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What a survey covers and does not.
