Local roofs in Warner's End

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you live in an older home near St Alban's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings like Micklem Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Chimney surveys for homes and businesses in Warner's End

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. If you’ve noticed flashings pulling away from the stack and unused flues sealed without airflow, a survey will tell you what’s going on.

Around Warner's End, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Ask for ventilated caps on redundant stacks
  • Keep track of stains on chimney breasts
  • Use the report as a baseline for future checks
  • Look at the chimneys with binoculars after a storm

Where another specialist is needed, like a structural engineer or sweep, we explain why. That helps you brief them.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Your questions about chimney surveys in Warner's End

Do you cover smaller places like Warner's End?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How do I find out if my home in Warner's End is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Can you survey a chimney stack we share with next door?

Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

What do I do with the report?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What happens on the day

Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. On timing, most surveys take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Homes around Warner's End often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

How we price chimney surveys

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • Height and safe access
  • The package you choose: Basic, Standard or Premium

Prices quoted always include VAT, and the report is not charged as an extra. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

If you can, have these to hand when you get in touch:

  • The kind of building and roof involved
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

Common roof problems in Warner's End

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

Things that frequently lead to a survey include:

  • A stack that appears to lean
  • Loose, cracked or missing pots
  • Unused flues sealed without airflow
  • Damp on a chimney breast inside

Trees in and around Gadebridge Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • When you will get the report
  • Which parts of the roof they’ll actually see
  • Is there a chance to talk the report through?
  • What experience they bring

What’s in a roof survey

What a chimney survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s inside the brickwork or behind render, without opening up
  • Hidden sides of a shared stack
  • Structural calculations for a leaning stack

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.
