Local flat roofs in Buckland
With Cholesbury Manor House about 4.2 miles south-east, Buckland sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Wendover station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Aston Clinton School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

How a flat roof survey works in Buckland
Ponding is often the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey EPDM rubber, GRP fibreglass and felt flat roofs, and the problems we are asked to look at most are failed upstands where the roof meets a wall and raised blisters across the surface.
Flat roofs on exposed homes in small places like Buckland take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips that help
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask contractors to protect the roof if they work on it
- Check the outlets after the leaves fall
- Plan a survey before the covering reaches the end of its usual life
- Never stand on rooflights or fragile sheeting
If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
What we look for on each type of roof
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
When you need someone else
Some things can’t be seen without opening up the roof, and that sets some limits:
- An exact number of years the roof has left
- Whether old sheeting or boards contain asbestos
- Whether the deck or joists are strong enough
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.

The survey, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Buckland can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can be seen safely.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Keep pets inside or away from the areas we’re looking at
- Dig out any old roof reports or invoices
- Show us where any leaks or stains appear
Book a survey
A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
