Pre-purchase roof surveys for Little Kimble homes and businesses

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most houses, or half a day or so for a commercial building. In a hamlet or village like Little Kimble, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Leave a clear route to the loft
  • If it is not your property yet, arrange access through the agent
  • Check we can get to the back of the property

Getting a price

Getting a price is simple: just phone 07833 053749 or send us an email and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.

Pre-purchase roof survey in Little Kimble: what you get

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey chimney stacks, lead flashings and valleys and gutters and downpipes, and common reasons people get in touch are slates or tiles that have slipped or gone and ponding, blisters or splits on a flat roof.

Being in a small place like Little Kimble makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Check we’ll be able to get into the loft space
  • Arrange the survey as soon as your offer is agreed
  • Ask for any paperwork for recent roof work
  • Notice patches of new decoration in top-floor rooms

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Little Kimble questions

How do I find out if my home in Little Kimble is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Little Kimble in the area you cover?

Yes, Little Kimble is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or send us an email with the address and some details.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you need to go inside the property?

Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

How long will you be at the property?

It normally takes about one to two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That gives you time to use the findings.

What we look for on each type of roof

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

When you need someone else

In fairness, there are limits to any roof survey:

  • Asbestos testing of any kind
  • Anything beyond the roof, which a full home survey covers
  • A structural engineer’s report

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles

For landlords and managing agents

Businesses and commercial landlords can book us too. Larger roofs take longer.

Freeholders and residents’ companies use a roof report to plan and budget.

Pre-purchase roof surveys around Little Kimble

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near Little Kimble station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. The streets around a church like Church of All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
