What a pre-purchase roof survey looks like in Ledborough

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

How a pre-purchase roof survey works in Ledborough

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it is clear what it means for your purchase. If you’re worried about a ridge or slope that dips and gutters that overflow or drip at the joints, a survey will tell you what’s going on, on clay and concrete tiles, gutters and downpipes and lead flashings and valleys alike.

Somewhere as small as Ledborough, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Landlords, agents and block managers in Ledborough

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us with the addresses.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

How we price pre-purchase roof surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • Roof area

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Access details, like a loft hatch or a shared roof
  • The kind of building and roof involved
  • When you need the report by
  • Pictures from the garden or a window, if you have them

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Look for fresh paint on upstairs ceilings at viewings
  • For a flat, check who is responsible for the roof
  • Don’t leave it until just before exchange
  • Request records of any re-roofing

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Your questions about pre-purchase roof surveys in Ledborough

Does a conservation area affect roof work in Ledborough?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Ledborough in the area you cover?

Yes. We cover the whole of London and South East England, and Ledborough is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Do you go up on the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Ledborough, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Clear the way to the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • Jot down any questions you want answered

Book a survey

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

When to book a survey in Ledborough

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

We are frequently asked to look at:

  • Ponding, blisters or splits on a flat roof
  • A ridge or slope that dips
  • Loose pots and cracked flaunching
  • Quick fixes on flashings and valleys

For an older house near a landmark such as Church of St Michael and All Angels, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What they will not be able to tell you
  • Their insurance cover
  • Is there a chance to talk the report through?
