When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • A structural engineer’s assessment
  • Conditions inside walls

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Chimney surveys for homes and businesses in Ledborough

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We’re often asked to look into signs that a stack is leaning and redundant stacks capped without ventilation, on lead flashings, chimney breasts and flaunching.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Ledborough questions

Will you come out to Ledborough?

Yes, Ledborough is on our map. Villages and rural addresses get the same survey as a town house.

Can a landlord with a rental near Beaconsfield station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Does the report include photos?

Yes. Photos are part of every report, so you can see each point for yourself.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How do I arrange a chimney survey in Ledborough?

To arrange a survey, phone 07833 053749 or email us and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

My chimney looks like it’s leaning. What should I do?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

Different roofs, different checks

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photographs.

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. The survey usually takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Ledborough, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • If it isn’t your property yet, arrange access through the agent
  • Mention any parking restrictions on your street

How to book

Once you know what you need, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Advice

What a chimney survey looks like in Ledborough

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Cliveden, about 4.6 miles south-west, is one of the historic houses in the wider area around Ledborough. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as St Mary and All Saints CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Michael and All Angels, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Beaconsfield station may find that the gap between tenancies is a good time to have the roof looked at.

Ledborough is about 1 mile north-east of Beaconsfield, in Buckinghamshire. Whether the building in Ledborough is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Buckinghamshire coverage includes Ledborough. We also survey roofs in Reading.
