Chimney surveys for homes and businesses in Seer Green

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. If you’re worried about flashings pulling away from the stack and damaged chimney pots and cowls, a survey will tell you what’s going on, on shared and party-wall stacks, brick chimney stacks and chimney pots and cowls alike.

Some older homes in villages like Seer Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Where we cannot see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t.

What happens on the day

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours at a house, as part of a look at the roof around the stack. Older roofs in small places like Seer Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

Advice

Landlords, agents and block managers in Seer Green

Any of our surveys can be booked by landlords, agents and building managers in Seer Green. To discuss a property or a block, phone 07833 053749 or send us an email.

What we look for on each type of roof

Flaunching

We often find flaunching that has cracked or broken away. It is typically a modest repair when it is caught early.

Lead flashings

Mortar fillets are sometimes used where lead would typically be. They tend to crack, so we look at them closely.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

When to book a survey in Seer Green

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.

Problems we come across often include:

  • Lifted or split lead flashings
  • Frost-damaged brickwork on the stack
  • Loose, cracked or missing pots
  • Eroded joints in the brickwork

Landlords with a home close to Seer Green & Jordans station may find that a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What follow-up you get after the report
  • Whether the roof space is looked at, where there is one
  • Are they insured for the work?

What’s in a roof survey

What affects the cost of chimney surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • What made you get in touch
  • Where water is showing inside, if it is
  • Anything about access we should know
  • Any deadline, such as an exchange date

To arrange a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.

Seer Green: your questions answered

Is Seer Green within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Seer Green is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Why is my chimney breast damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

How do you inspect a chimney without scaffolding?

We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

Seer Green homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Church of Holy Trinity: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Seer Green Church of England School, a written record of a large roof helps plan work for the holidays rather than in term time.
