What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gutters out of sight from every safe viewpoint
  • Confirming asbestos in older rainwater goods
  • The inside of buried drains

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters

Gutter survey in Seer Green

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey parapet and box gutters, valley gutters and outlets and hoppers, and people most often book us about overflowing eaves gutters and soffits marked by water.

Older buildings in small places like Seer Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roof by roof

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it’s safe to see them.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it’s safe to see them. Missing lead is something we check for too.

Gutter surveys around Seer Green

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Seer Green & Jordans station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Seer Green Church of England School: a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like Church of Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first.

Landlord and commercial surveys in Seer Green

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the gutter, with photographs, which helps you plan work between tenancies.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Useful tips for Seer Green property owners

From years of surveys, a few habits stand out as worth the effort:

  • Check from ground level or a window, not a ladder
  • Look for downpipes coming loose
  • Keep climbers away from the eaves
  • Have gutters cleared at least once a year

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

FAQs for Seer Green

How do I find out if my home in Seer Green is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Seer Green?

We do. A small place gets exactly the same survey as a big one.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or send us an email.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

How it works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes an hour or two for most houses, though large, tall or awkward roofs take more time. In a hamlet or village like Seer Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare
