Gutter survey in Knotty Green: what you get

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off, but they rarely get better. We survey eaves gutters, fascias and soffits and valley gutters, and people most often book us about gutters packed with leaves or moss and brackets that have dropped or snapped.

Some older homes in villages like Knotty Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

What to tell us when you get in touch

We will usually ask about:

  • The type of building and roof, such as pitched or flat
  • The reason for the survey, like buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Signs you need a gutter survey in Knotty Green

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

People typically book a survey when they’ve noticed one of these:

  • Leaks at the gutter joints
  • Valley or box gutters that overflow inside
  • Rotten fascias or stained soffits
  • Sagging gutters and loose brackets

For site and facilities teams at buildings like St Mary and All Saints CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is added on top

FAQs for Knotty Green

Does a conservation area affect roof work in Knotty Green?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Beaconsfield station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long will you be on site?

A visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

How it works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Rural addresses near Knotty Green can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Gutter surveys in Knotty Green: local notes

Cliveden, about 4.6 miles south, is one of the historic houses in the wider area around Knotty Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St Michael and All Angels: its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Beaconsfield station may find that a dated record of the roof is useful when planning maintenance across a let.

Before and after the survey

Here are a few things we’d tell any owner:

  • Check the loft with care after heavy rain
  • Don’t climb a ladder to look in the gutters
  • Note any damp stains below the gutters
  • Include valley, parapet and box gutters when clearing

For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.

Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.

What this survey cannot tell you

It helps to know what a survey will not do before booking:

  • Parts of gutters that can’t be seen safely
  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe
