Gutter surveys for Beacon Hill homes and businesses

Gutter surveys for homes and businesses in Beacon Hill

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. Common reasons to book are sagging gutters and loose brackets and gutters full of debris and silt, on eaves gutters, fascias and soffits and valley gutters.

Some older homes in villages like Beacon Hill are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

How the survey changes by roof type

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Around Beacon Hill, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Questions from Beacon Hill

Do you cover smaller places like Beacon Hill?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near Beaconsfield station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Older cottages and farmhouses around Beacon Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What this survey cannot tell you

It helps to know what a survey will not do before booking:

  • Underground drains, which need a CCTV drain survey
  • Rot or damp concealed behind fascias or inside walls
  • Parts of gutters that can’t be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Gutter surveys around Beacon Hill

Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Beacon Hill has a long history of building, with Hughenden Manor about 3.5 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Beaconsfield station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Parish Church of Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look. For businesses in and around places like Eden, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
