Independent gutter surveys in Penn

Gutter surveys for homes and businesses in Penn

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey fascias and soffits, parapet and box gutters and outlets and hoppers, and people most often book us about sagging gutters and loose brackets and choked outlets or hopper heads.

Older buildings in small places like Penn may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Gutters out of sight from every safe viewpoint
  • Underground drains, which need a CCTV drain survey
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours for most houses, or half a day or so for a commercial building. In a hamlet or village like Penn, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photos and recommendations.

How to prepare

  • Find any records of previous roof work
  • Keep pets in another room
  • Jot down any questions you want answered

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Penn questions

Is my home in Penn listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near High Wycombe station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

What happens next?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will I get photos?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Gutter surveys around Penn

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.9 miles north-west lies Hughenden Manor, a reminder of how long the area around Penn has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to High Wycombe station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For businesses in and around places such as Eden, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Tylers Green First School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Penn is about 2 miles east of High Wycombe, in Buckinghamshire. In Penn, as across Buckinghamshire, every roof gets the same careful survey. Penn is one of the places in Buckinghamshire we cover for gutter surveys. For surveys nearby, see our Reading page.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Why it’s worth a survey now in Penn

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. In a place like Penn, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Watch for green marks down the brickwork
  • Leave gutter checks at height to someone equipped for it
  • Book gutter clearing once a year, more often near trees
  • Watch the gutters during heavy rain

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email once it is done.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
