Penn questions

How do I find out if my home in Penn is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Penn?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Flat roof survey in Penn

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or use the contact form with the address and an idea of the roof’s size. If you are worried about outlets that hold water back and edge trims that have lifted or split, we can find out what’s behind it.

Some older homes in villages like Penn are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Rural addresses near Penn can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Keep pets in another room
  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the freeholder or managing agent

Book a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or email us.

Related advice

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor
  • The condition of the deck or insulation hidden under the covering

Local flat roofs in Penn

Hughenden Manor, about 2.9 miles north-west, is one of the historic houses in the wider area around Penn. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Shop and office owners around Eden may find that a flat roof over a business is out of sight and out of mind until it leaks. For landlords with property near High Wycombe station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Tylers Green First School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Roof by roof

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
