Flat roof survey in Knotty Green

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We are often asked to look into ponding water that doesn’t drain away and cracked or split membrane, on mastic asphalt, single-ply membranes and felt flat roofs.

Older buildings in small places like Knotty Green may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the cost of flat roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Which survey package you book
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets

Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Getting in touch

There is no need for technical words. Just let us know:

  • Where the property is, with the postcode
  • What’s prompted the survey
  • Anything about access we should know
  • Pictures from the garden or a window, if you have them

Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Never stand on rooflights or fragile sheeting
  • Check from a window for ponding after heavy rain
  • Keep outlets clear of leaves and moss
  • Ask contractors to protect the roof if they work on it

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for a house, though large, tall or awkward roofs take more time. Older rural homes like those around Knotty Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Note where any stains or damp appear
  • Let us know about parking near the property
  • Jot down any questions you want answered

Knotty Green: your questions answered

Will you come out to Knotty Green?

Yes. Knotty Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Knotty Green?

We do. Every survey there gets the same written report with photos.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How long will you be at the property?

Time on site depends on the roof; most visits take roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Why get it checked now?

Before replacing a flat roof, it is useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. In a place like Knotty Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Flat roof surveys around Knotty Green

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Cliveden, about 4.6 miles south, show how far back building in the area around Knotty Green goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near Church of St Michael and All Angels, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Take a building like St Mary and All Saints CofE Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Beaconsfield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
