Pre-purchase roof survey in Penn, Buckinghamshire
A roof survey before you buy a house or flat in Penn, using drones and thermal imaging where applicable. Get in touch for a price.
- Flashings that have lifted or split
- Cracked flaunching or crumbling chimney pointing
- Roof slopes that look uneven or sagging
What a pre-purchase roof survey doesn’t cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- A valuation or a promise of a lower price
- The condition of the rest of the house (that is a RICS home survey)
- Confirmation of asbestos in cement sheets or soffits
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.
What this survey covers

Pre-purchase roof surveys for homes and businesses in Penn
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We are often asked to look into slipped or missing slates and tiles and a ridge or slope that dips, on clay and concrete tiles, the roof space and flat-roofed extensions and dormers.
For a small place like Penn, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Roof by roof
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check the lease for roof repair responsibilities
- Ask the seller about past roof repairs
- Ask for any paperwork for recent roof work
- Notice patches of new decoration in top-floor rooms
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
What happens on the day
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Penn, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Move anything stored under the loft hatch
- Tell us about parking before the day
- If the roof is shared, arrange access with whoever manages the building
How to book
A quick phone call is typically the easiest start: ring 07833 053749 or email us. You’ll have a price before anything is arranged.
Advice
Do you need a pre-purchase roof survey in Penn?
Rear extensions, dormers and garages frequently have flat roofs. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.
Here are some of the things we see often:
- Gutters that overflow or drip at the joints
- Damp timbers or stains in the loft
- Quick fixes on flashings and valleys
- Slipped or missing slates and tiles
If you let a flat or house near High Wycombe station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
What to check before booking
- What insurance they carry
- What the report includes, and whether it has photographs
- Which viewpoints they use to see the roof
- Their drone registration, if they fly one

Questions from Penn
Is Penn in the area you cover?
Yes. We work right across London and the South East, and Penn is part of that. You can ring 07833 053749 or send us an email with the address and a few details.
Do you cover smaller places like Penn?
Yes, Penn is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Is this an asbestos survey?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Buying a home or a new roof in Penn
About 2.9 miles north-west lies Hughenden Manor, a reminder of how long the area around Penn has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If your house is among the older ones in the streets near Church of St Margaret, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
