Tips that help

You don’t need to be a roofer to help. What helps most:

  • Do not climb onto the roof to look
  • Let us know about any past repairs to the roof
  • Protect furniture and flooring under the leak
  • Check whether pipes or tanks run near the stain

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

Roof leak investigation in Penn: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey rooflights and dormers, chimney stacks and flat roof details, and people most often book us about a leak that comes and goes with the weather and wet patches high on an inside wall.

For a small place like Penn, the inspection is the same as anywhere: the journey and access are just planned beforehand. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why get it checked now?

A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Common roof problems in Penn

Every flat roof covering has a working life. A felt roof frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks frequently start at the edges, upstands and outlets.

A survey makes sense if you’ve noticed:

  • Staining around the chimney inside
  • Damp underlay across a wide area
  • Wet patches on loft insulation
  • Damp walls below an overflowing gutter

Shop and office owners around Eden may find that a quick answer on where water is coming in keeps a business running.

Common questions in Penn

Do you cover Penn?

Yes. We cover the whole of London and South East England, and Penn is part of that. Just call 07833 053749 or email us and let us know about the property.

How do I find out if my home in Penn is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

How do I arrange a roof leak investigation in Penn?

Just ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How long will you be at the property?

Allow roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. We will give you an idea of timing when booking.

What should I do before you arrive?

Check the loft can be reached. Have any photos of the leak ready, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Could my leak actually be condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.

What a roof leak investigation looks like in Penn

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in. Historic houses such as Hughenden Manor, about 2.9 miles north-west, show how far back building in the area around Penn goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Tylers Green First School will know that a leak through a large roof is often found some distance from where the water shows inside. If your house is among the older ones in the streets near Church of St Margaret, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What a roof leak investigation doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Defects hidden under coverings or inside walls without opening up
  • Carrying out the fix

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

What this survey covers

  • The roof space
  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details

What happens on the day

The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Somewhere like Penn needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Note where any stains or damp appear
  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
