Gutter survey in Coleshill, Buckinghamshire
Know where you stand with the gutter before you decide what to do next. Gutter surveys in Coleshill.
- Brackets that have dropped or snapped
- Gutters packed with leaves or moss
- Leaking or loose downpipes
How a gutter survey works in Coleshill
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We’re often asked to look into leaks at the gutter joints and gutters that have fallen out of line, across downpipes, eaves gutters and parapet and box gutters.
Somewhere as small as Coleshill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

FAQs for Coleshill
How do I find out if my home in Coleshill is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will you come out to Coleshill?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What does a gutter survey cost?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or email us.
What’s the best way to book?
Just phone 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Coleshill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A written report with photographs and recommendations follows.
How to prepare
- For flats, make sure roof access has been agreed
- Find any records of previous roof work
- Clear the way to the loft hatch

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Roofs, chimneys and gutters in Coleshill
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 4.6 miles north-east lies Chenies Manor House, a reminder of how long the area around Coleshill has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
For site and facilities teams at buildings like Coleshill Church of England Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Amersham station, a dated record of the roof is useful when planning maintenance across a let.

Why it is worth a survey now in Coleshill
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

How the survey changes by roof type
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and split. We look at the joints, brackets and falls.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.
