Electronic leak detection in Ledborough: what you get
ELD can be carried out in more than one way. Low-voltage methods typically need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we’ll use. If neither method suits your roof, we’ll tell you before any testing starts. If you’re worried about stains far from any visible defect and leaking laps in the waterproofing, we can find out what’s behind it.
Older buildings in small places like Ledborough may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

What we can’t see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Roofs whose membrane or build-up isn’t suitable
- Areas we cannot reach or that cannot be tested
- Leaks from plumbing or windows
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. On timing, most surveys take a length of time set by the size of the roof and how it’s built, which we’ll explain when we quote. In a small place like Ledborough, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
Preparing for the visit

What electronic leak detection looks like in Ledborough
The wider area around Ledborough has a long history of building, with Cliveden about 4.6 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you own a rental within reach of Beaconsfield station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like St Mary and All Saints CofE Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. The streets around a church like Church of St Michael and All Angels are often among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Do not keep patching the same spot
- Check new waterproofing before handover
- Ask contractors to protect the membrane
- Don’t leave water getting in
Questions about the results are welcome. We will explain what was found and what it means.
ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.
How we price electronic leak detection
The price reflects the time and kit the roof needs. The main factors are:
- The height of the building and how the roof can be seen safely
- How big the roof is
- How many separate roofs there are, such as extensions, dormers and garages
- Whether it is a home or a commercial building
Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for the job before you book.
Booking your survey
If you can, have these to hand when you get in touch:
- Whether there is a loft hatch, a shared roof or tricky access
- Your timetable, such as an exchange date
- Where water is showing inside, if it is
- The address and postcode of the property
We confirm the price for the job before booking, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, call 07833 053749 or send us an email.

Common questions in Ledborough
Is Ledborough within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Ledborough listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is the repair part of the test?
No. ELD is testing only. The report shows where each breach is for your roofer to repair.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
What’s in the survey report?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.
Do you look in the loft space?
Usually, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
