How a pre-purchase roof survey works in Calvert

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. Our survey picks it out, with photos that show you exactly where. Each finding is explained in plain words, so it is clear what it means for your purchase. We are often asked to look into gutters that overflow or drip at the joints and blistered or split felt on a flat roof, across gutters and downpipes, the roof space and clay and concrete tiles.

Somewhere as small as Calvert, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

Roof by roof

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Calvert, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Point out any leaks or damp patches
  • Check we can get to the back of the property
  • Leave a clear route to the loft

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Pre-purchase roof surveys in Calvert: local notes

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If your house is among the older ones in the streets near Church of St Michael, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Claydon House, about 2.1 miles east, is one of the historic houses in the wider area around Calvert. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Calvert is about 6 miles south of Buckingham, in Buckinghamshire. Roofs in Calvert get the same thorough look as anywhere else in Buckinghamshire. Across Buckinghamshire, we cover Calvert and the places around it. We also survey roofs in Milton Keynes.

It helps to know what a survey won’t do before you book:

  • Whether the price should change, which is between you and the seller
  • Faults hidden behind ceilings, boards or coverings
  • Whether timbers meet design loads

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before you book. What a survey covers and does not.

What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen
  • The use of thermal imaging or a drone

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

What helps most when you contact us:

  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch

Pre-purchase roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Why get it checked now?

After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. Outbuildings and barns around Calvert are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Why us?

  • Visits on any day of the week
  • Drone flown under a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition
  • Photos and a written report every time
