Gutter Survey in Calvert
Get a clear view of the gutter at a property in Calvert. We visit on weekdays and at weekends.
- Choked outlets or hopper heads
- Gutters full of debris and silt
- Downpipes that are split or coming away
What a survey costs
A few things affect what a survey costs:
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
Booking your survey
Before you get in touch, it’s useful to have:
- Any marks or damp showing indoors
- Whether there is a loft hatch, a shared roof or tricky access
- Any photos you have, taken from the ground or a window
- Any deadline, such as an exchange date
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
About our gutter survey in Calvert
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed choked outlets or hopper heads and dripping or leaking gutter joints, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Calvert are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

What a gutter survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level
- The inside of a downpipe along its whole length
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.
What this survey covers
- Downpipes
- Valley gutters
- Outlets and hoppers
- Fascias and soffits
- Parapet and box gutters
- Eaves gutters
What happens on the day
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for most houses, and longer for a large or complex roof. Somewhere like Calvert needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
How to prepare
- Keep pets out of the way during the survey
- Make sure the loft hatch can be reached
- Agree roof access with the managing agent if it is shared

Advice
Why get it checked now?
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a small place like Calvert, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Calvert: your questions answered
Is Calvert in the area you cover?
Yes, Calvert is one of the places we work. Every survey there gets the same written report with photos.
Is Calvert within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Will you look at parapet and box gutters as well?
Yes, as far as they can be seen safely. We use the ground, windows, the roof space and the roof where it is safe and a drone where applicable.
Do you survey underground drains?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
What happens next?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or drop us an email.
Landlords, agents and block managers in Calvert
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Watch for green marks down the brickwork
- Look out for overflows when it pours
- Don’t leave hidden gutters out of a clear-out
- Keep climbers away from the eaves
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Local roofs in Calvert
Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Claydon House, about 2.1 miles east, show how far back building in the area around Calvert goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Church of St Michael: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
