Calvert Roof Leak Investigation
Tracing where water is getting into your roof in Calvert. More than 5,000 surveys completed across London and South East England.
- Leaks at a dormer or roof window
- Wet patches high on an inside wall
- Water dripping from rafters or underlay
What we do, step by step
The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Older roofs in small places like Calvert can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it’s shared
- Find any records of previous roof work

How a roof leak investigation works in Calvert
Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. If you’ve noticed wet patches high on an inside wall and condensation that looks like a leak, we can find out what’s behind it, on valleys and parapet gutters, chimney stacks and flat roof details alike.
Being in a small place like Calvert makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
Nothing in the report is left vague: where something needs attention, it says so plainly.

What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the covering or behind the plaster
- Leaks that only appear in weather we can’t recreate
- Whether rotten timbers meet design loads

Calvert: your questions answered
Do you cover Calvert?
Yes, Calvert is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.
Is Calvert within the area you cover?
Yes, Calvert is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How should I prepare for the leak investigation?
Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. Keep away from any light or socket that water is reaching.
Does the report include photographs?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
How much does a roof leak investigation cost in Calvert?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.
Can you always find the source?
We can’t promise it. Some leaks hide well, especially those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
What we look for on each type of roof
Slate and tile slopes
A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.
Why act early in Calvert
Wet insulation doesn’t insulate well. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Older cottages and farmhouses around Calvert can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What a roof leak investigation looks like in Calvert
Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Calvert has a long history of building, with Claydon House about 2.1 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you live in an older home near Church of St Michael, lead flashings, valleys and old chimneys are typical places for water to get in.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Leave roof access to professionals
- Take dated photos of the leak
- Move stored items away from the hatch
- Check whether pipes or tanks run near the stain
Keep the report after the work is done. If water appears again, it shows what was found before.
Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
