Gutter surveys near Preston Bissett

What happens if roof problems are left?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Where a roof is exposed, as many are in small places like Preston Bissett, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

How a gutter survey works in Preston Bissett

Damp patches on inside walls, stains below a valley or water running down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. If you are worried about sagging gutters and loose brackets and gutters full of debris and silt, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Preston Bissett may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Don’t climb a ladder to look in the gutters
  • Include valley, parapet and box gutters when clearing
  • Watch for green marks down the brickwork
  • Look for downpipes coming loose

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Preston Bissett questions

Is my home in Preston Bissett listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Preston Bissett within the area you cover?

Yes. Preston Bissett is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you survey at weekends?

Yes. Surveys are carried out on any day of the week. Just phone 07833 053749 or drop us an email to arrange a day.

What happens next?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Do you check valley and parapet gutters?

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe, and by drone where it is applicable.

What this survey cannot tell you

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of a downpipe along its whole length

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.

What we look for on each type of roof

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. You are welcome to ask questions while we’re there. Older rural homes like those around Preston Bissett can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photographs and recommendations follows.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Find any records of previous roof work
  • Have keys ready for side gates, garages or roof access doors

Advice

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Roofs, chimneys and gutters in Preston Bissett

Claydon House, about 4.7 miles south-east, is one of the historic houses in the wider area around Preston Bissett. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your house is among the older ones in the streets near Church of St John the Baptist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
