About our gutter survey in Charndon

We carry out gutter surveys in Charndon as part of our cover across London and South East England. On the day, we inspect what can safely be seen, from ground level, from windows and from the roof space. Time on site usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. If you’ve noticed overflowing valley or parapet gutters and fascia boards damaged by overflowing water, we can find out what’s behind it.

Somewhere as small as Charndon, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

What affects the cost of gutter surveys

All our prices include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Charndon homes and their roofs

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Claydon House, about 3 miles east, is one of the historic houses in the wider area around Charndon. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Questions from Charndon

Does a conservation area affect roof work in Charndon?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Charndon within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Look for downpipes coming loose
  • Check for spilling water in a downpour
  • Note any damp stains below the gutters
  • Do not climb a ladder to look in the gutters

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email once it’s done.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Common roof problems in Charndon

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey makes sense if you’ve noticed:

  • Overflowing valley or parapet gutters
  • Leaks at the gutter joints
  • Leaking or loose downpipes
  • Leaves and moss blocking gutters

Take an older house close to Church of St Michael: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Their drone registration, if they fly one
  • What follow-up you get after the report
  • How they plan to inspect the roof safely
  • Their track record with similar roofs

What a good roof survey covers

The survey, step by step

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Charndon, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Before we arrive

  • Note where any stains or damp appear
  • Leave a clear route to the loft
  • Make sure we can get to the back of the property

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
