How a pre-purchase roof survey works in Stony Green

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. We’re often asked to look into damp timbers or stains in the loft and standing water on a flat extension roof, on chimney stacks, natural slate and flat-roofed extensions and dormers.

Older buildings in small places like Stony Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

How we price pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium
  • Height and safe access

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

Helping us price your survey

A few details help us point you to the right survey and price. When you contact us, tell us:

  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel

When you’re ready to go ahead, phone 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What this survey can’t tell you

It helps to know what a survey will not do before booking:

  • Confirmation of asbestos in cement sheets or soffits
  • Whether timbers meet design loads
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space
  • Chimney stacks
  • Natural slate

What we do, step by step

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take about one to two hours for most houses, with bigger or more complicated roofs taking longer. In a small place like Stony Green, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Mention any parking restrictions on your street
  • Keep pets in another room

Common roof problems in Stony Green

Gutter problems frequently look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

Things that frequently lead to a survey include:

  • Blistered or split felt on a flat roof
  • Damp timbers or stains in the loft
  • Sagging ridge lines or uneven roof slopes
  • Patch repairs that may hide an ongoing problem

If you live in an older home near Holy Trinity Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Before booking any roof surveyor

  • What exactly goes into their report
  • Whether the loft is part of the inspection
  • Their insurance cover
  • Whether any drone flown is registered with the CAA

Stony Green questions

Will you come out to Stony Green?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is Stony Green in the area you cover?

Yes, Stony Green is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will you fly a drone over my roof?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

What a pre-purchase roof survey looks like in Stony Green

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Hughenden Manor lies about 2.7 miles south, so building around Stony Green goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. For landlords with property near Great Missenden station, a roof report gives you a clear picture before you buy or settle up with a roofer.
