What you can safely check yourself

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Pre-purchase roof surveys for homes and businesses in Lower North Dean

Book after your offer is accepted and before exchange. That’s when the findings are most useful, while you are not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We’re often asked to look into flashings that have lifted or split and gutters that overflow or drip at the joints, on flat-roofed extensions and dormers, lead flashings and valleys and natural slate.

Some older homes in villages like Lower North Dean are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Lower North Dean questions

Is my home in Lower North Dean listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Lower North Dean?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Can I use the report to negotiate on price?

Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How long will you be at the property?

On site, it usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Do you need to go inside the property?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Lower North Dean can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Tell us about any leaks, stains or damp patches you know of
  • Make a note of anything you’d like us to look at

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

When to book a survey in Lower North Dean

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

Signs worth acting on include:

  • Gutters choked with leaves and moss
  • Old water stains in the loft space
  • Sagging ridge lines or uneven roof slopes
  • Worn or lifted lead flashings

If your home is one of the older ones in the streets near Speen Church (Baptist), a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before booking anyone

  • How long the report takes to arrive
  • How much experience they have with roofs like yours
  • Are they insured for the work?

What to expect from a roof survey

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether the price should change, which is between you and the seller
  • What’s under the slates, tiles or felt
  • Whether timbers meet design loads

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

Roof by roof

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.
