Flat roof surveys for Stony Green homes and businesses

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Flat roof surveys for homes and businesses in Stony Green

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are frequently asked to look into cracked or split membrane and leaks around rooflights, on EPDM rubber, felt flat roofs and GRP fibreglass.

Somewhere as small as Stony Green, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Stony Green questions

Is Stony Green within the area you cover?

Yes, Stony Green is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you carry out roof surveys in Stony Green?

Yes. We work right across London and South East England, and Stony Green is part of that. Just ring 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

What does ponding on a flat roof mean?

Ponding is worth looking into. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

Do you give a life expectancy for the roof?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Different roofs, different checks

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Flat roofs in Stony Green

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Hughenden Manor, about 2.7 miles south, is one of the historic houses in the wider area around Stony Green. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Holy Trinity Church, the joins between later flat roofs and the old walls are where problems normally start. If you own a rental within reach of Great Missenden station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as Prestwood Junior School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Landlords, agents and block managers in Stony Green

Any of our surveys can be booked by landlords, agents and building managers in Stony Green. To discuss a property or a block, call 07833 053749 or email us.

We survey roofs for letting agents and landlords as well as householders. A report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.

What happens if roof problems are left?

Ponding seldom gets better on its own. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Why us?

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A promise that the roof will not leak in future
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Hidden layers beneath the covering

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.

What we look at

  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Stony Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Let us know where we can park nearby
  • Have keys ready for side gates, garages or roof access doors
