Why act early in Great Kingshill

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Around Great Kingshill, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We’re often asked to look into raised blisters across the surface and water getting in at rooflights, across EPDM rubber, felt flat roofs and mastic asphalt.

Older buildings in small places like Great Kingshill may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Great Kingshill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Note where any stains or damp appear
  • Check we can get to the back of the property
  • Move anything stored under the loft hatch

Advice

What this survey cannot tell you

It’s a careful look at the flat roof, not the whole story. Its limits include:

  • A promise that the roof won’t leak in future
  • Fragile surfaces, which we don’t walk on
  • Whether old sheeting or boards contain asbestos

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What we check

  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber

What we look for on each type of roof

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.

Flat roofs in Great Kingshill

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses like Hughenden Manor, about 2.1 miles south-west, show how far back building in the area around Great Kingshill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to Church of the Good Shepherd: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Great Kingshill Church of England Combined School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

FAQs for Great Kingshill

Do you cover smaller places like Great Kingshill?

Yes, Great Kingshill is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Great Kingshill listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long does the survey take?

Time on site depends on the roof, but most surveys take an hour or two at a typical home; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Never stand on rooflights or fragile sheeting
  • Ask contractors to protect the roof if they work on it
  • Ask whoever fits equipment on the roof to make good the covering
  • Plan a survey before the covering reaches the end of its usual life

Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

When to book a survey in Great Kingshill

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

These are some of the problems a survey can pick up:

  • Blistering in felt or asphalt
  • Water getting in at rooflights
  • Blocked or damaged outlets
  • Upstands pulling away from walls

Shop and office owners around Eden may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • Will the report include photos?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
