About our flat roof survey in Hughenden Valley

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey GRP fibreglass, single-ply membranes and upstands and outlets, and people most often book us about blisters and bubbles in the covering and splits, cracks and crazing.

Flat roofs on exposed homes in small places like Hughenden Valley take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Hughenden Valley can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

What a flat roof survey does not cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Testing older roof sheets for asbestos
  • A structural engineer’s assessment of the deck
  • Fragile surfaces, which we don’t walk on

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

What this survey covers

Hughenden Valley: your questions answered

Will you come out to Hughenden Valley?

Yes, Hughenden Valley is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Hughenden Valley is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we’ll say so and suggest what would help.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Is a flat roof survey the same as a building survey?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Flat roofs in Hughenden Valley

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Hughenden Manor about 1 mile south, Hughenden Valley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near Eden, a flat roof over a business is out of sight and out of mind until it leaks. For an older house near a landmark such as St Michael and All Angels Church, the joins between later flat roofs and the old walls are where problems usually start. For landlords with property near High Wycombe station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Hughenden Valley is about 2 miles north of High Wycombe, in Buckinghamshire. We survey roofs in Hughenden Valley as part of our work across London and South East England. Across Buckinghamshire, we cover Hughenden Valley. For surveys nearby, see our Reading page.

Leave it or get it looked at?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. In a small place like Hughenden Valley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Flat roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • File the paperwork for the roof and any repairs
  • Keep people off the roof unless they need to be there
  • Have the roof looked at again after a severe storm
  • Never stand on rooflights or fragile sheeting

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
