How a flat roof survey works in Widmer End

We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. Typical surveys look at pools of water lying on the roof and upstands pulling away from walls, on felt flat roofs, mastic asphalt and single-ply membranes.

In a village or hamlet like Widmer End, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when booking.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep records of when the roof was laid and what work has been done
  • Note where water lies after a downpour
  • Ask whoever fits equipment on the roof to make good the covering
  • Note any new marks on ceilings beneath the roof

For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What this survey cannot tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • What’s under the membrane without opening it up
  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that are not safe to walk on or view

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It usually takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Around Widmer End, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Let us know where we can park nearby
  • If it isn’t your property yet, arrange access through the agent
  • Move anything stored under the loft hatch

Advice

Widmer End: your questions answered

Will you come out to Widmer End?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Widmer End in the area you cover?

Yes, Widmer End is one of the places we work. Every survey there gets the same written report with photographs.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the details.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.

Can you test old roof sheets for asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

What a flat roof survey looks like in Widmer End

A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Historic houses such as Hughenden Manor, about 1.9 miles south-west, show how far back building in the area around Widmer End goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Widmer End Combined School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you live in an older home near Church of the Good Shepherd, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a shop, office or commercial unit, for example near Eden, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What we look for on each type of roof

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Why get it checked now?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Around Widmer End, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
