About our pre-purchase roof survey in Well End

Buyers in Well End and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, phone 07833 053749 or send us an email. We survey chimney stacks, flat-roofed extensions and dormers and the roof space, and people most frequently book us about worn or lifted lead flashings and gutters choked with leaves and moss.

Some older homes in villages like Well End are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

Buying a home or a new roof in Well End

A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Bourne End station may find that a written report helps before buying a rental or paying for a new roof on one. Take an older house close to St Mark: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Cliveden lies about 2.2 miles south-east, so building around Well End goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Well End is about 3 miles east of Marlow, in Buckinghamshire. Surveys in Well End work the same way as everywhere we cover: a careful inspection, photos and a written report. Across Buckinghamshire, we cover Well End. Our Reading page covers surveys nearby.

Well End: your questions answered

How do I find out if my home in Well End is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is Well End within the area you cover?

Yes. Well End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It works alongside a home survey.

How long does a pre-purchase roof survey take?

On site, it typically takes an hour or two at most homes, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a pre-purchase roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • The condition of the rest of the house (that is a RICS home survey)
  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Which survey package you book
  • Whether it is a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one

Once you know what you need, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at a typical house, with time for the loft where it can be reached. Somewhere as small as Well End, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

Advice

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Ask for loft access on the day
  • Mention any deadline when you contact us
  • Ask whether there are papers for past roof work
  • Share the report with your solicitor

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we cannot promise any result.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
