How a pre-purchase roof survey works in Walton Court

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so it’s clear what it means for your purchase. If you’ve noticed a ridge or slope that dips and chimney mortar that has eroded, a survey will tell you what’s going on, whatever the roof.

Houses in smaller places like Walton Court can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a smaller place like Walton Court, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors
  • Show us where any leaks or stains appear

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

When you need someone else

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • A structural engineer’s report
  • Anything beyond the roof, which a full home survey covers
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or email us and we will suggest the right survey. What our survey covers.

What this survey covers

  • Clay and concrete tiles
  • Lead flashings and valleys
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate
  • Gutters and downpipes
  • The roof space

What happens if roof problems are left?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays and at weekends, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. With lower homes, common in places like Walton Court, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Local roofs and buyers in Walton Court

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

The streets around a church such as Church of the Good Shepherd are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Do you need a pre-purchase roof survey in Walton Court?

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.

Typical things we are asked to look at include:

  • Sagging ridge lines or uneven roof slopes
  • Damp timbers or stains in the loft
  • Gutters that overflow or drip at the joints
  • Worn or lifted lead flashings

Landlords with a home close to Aylesbury station may find that a written report helps before buying a rental or paying for a new roof on one.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • Whether the inside of the roof is included
  • What follow-up you get after the report
  • Their drone registration, if they fly one

Questions from Walton Court

Do you cover smaller places like Walton Court?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Walton Court listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

How long does a pre-purchase roof survey take?

It usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

What if it rains on the day?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.

Roof by roof

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the roof space, we report what we can see of it.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.
