West Wycombe Pre-Purchase Roof Survey

- Signs of past leaks inside the loft
Pre-purchase roof survey in West Wycombe
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey gutters and downpipes, the roof space and chimney stacks, and people most often book us about gutters that overflow or drip at the joints and slates or tiles that have slipped or gone.
Being in a small place like West Wycombe makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check the lease for roof repair responsibilities
- Mention any deadline when you contact us
- Ask for loft access on the day
- Look for fresh paint on upstairs ceilings at viewings
After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up.
After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
West Wycombe questions
Is West Wycombe within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is drone flying allowed in West Wycombe?
It depends on the exact address and the weather on the day. West Wycombe is about 3 miles from Wycombe Air Park, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.
When is the best time to have the roof checked when buying?
Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
Local roofs and buyers in West Wycombe
Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around West Wycombe has a long history of building, with West Wycombe Park House about 0.3 miles south. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If your house is among the older ones in the streets near Congregational Church, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Saunderton station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

- The condition of the rest of the house (that’s a RICS home survey)
- A structural engineer’s report

For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
What happens if roof problems are left?
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Around West Wycombe, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

How the survey works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at most homes, or half a day or so for a commercial building. Older rural homes like those around West Wycombe can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Have any questions written down, so nothing gets missed
- Have any paperwork from past roof work to hand
- Let us know about parking near the property
