Chimney survey in West Wycombe

A damp patch on a chimney breast does not always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. We check each possibility and record what we find. That points the work in the right direction. We are frequently asked to look into staining on walls around the chimney and damaged chimney pots and cowls, on chimney breasts, shared and party-wall stacks and chimney pots and cowls.

Older buildings in small places like West Wycombe may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Practical tips

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Check that disused chimneys can still breathe
  • Keep the report to compare against at the next survey
  • Don’t use a ladder to reach the stack yourself
  • Photograph damp patches with the date

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Surveys for landlords and agents in West Wycombe

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

How it works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for most houses, and about three to four hours for a commercial roof. Somewhere as small as West Wycombe, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Clear the way to the loft hatch

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Checks on boilers, fires or their flues
  • Hidden sides of a shared stack
  • Whether the flue is safe to use

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What a survey covers and does not.

What we look at

  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings

Roofs, chimneys and gutters in West Wycombe

The wider area around West Wycombe has a long history of building, with West Wycombe Park House about 0.3 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Saunderton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If yours is one of the older homes in the streets near Congregational Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as West Wycombe Combined School, large buildings have long gutter runs and big roofs that need checking like any other.

Leave it or get it looked at?

A small amount of repointing or new flaunching is normally a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Where a roof is exposed, as many are in small places like West Wycombe, driving rain gets into any weakness, and damp in older walls is slow to dry out.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What you get with us

  • Satisfaction rate of 98%
  • PI and public liability insurance
  • An independent look at the roof
  • Surveys on weekdays, Saturdays and Sundays

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photos.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.
