What we’re asked to look at in Little Chalfont

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

Signs worth acting on include:

  • Standing water on a flat extension roof
  • Roof slopes that look uneven or sagging
  • Old water stains in the loft space
  • Slates or tiles that have slipped or gone

For landlords with property near Chalfont & Latimer station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking anyone

  • Will the report include photos?
  • Is there a chance to talk the report through?
  • How much experience they have with roofs like yours
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

Pre-purchase roof surveys for homes and businesses in Little Chalfont

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. Common reasons to book are flashings that have lifted or split and damp timbers or stains in the loft, on the roof space, gutters and downpipes and lead flashings and valleys.

Bungalows, chalet bungalows and older cottages are common in smaller places like Little Chalfont, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you’re buying in Little Chalfont or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Arrange the survey as soon as your offer is agreed
  • Ask when the roof was last worked on
  • Check the lease for roof repair responsibilities
  • Look for fresh paint on upstairs ceilings at viewings

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Little Chalfont questions

Does a conservation area affect roof work in Little Chalfont?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Little Chalfont?

Yes, Little Chalfont is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

What’s the best way to book?

The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll recommend the right survey. Surveys run on weekdays and at weekends.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

How long will you be at the property?

The visit normally takes about one to two hours at most homes, and longer for a large or complex roof. We will give you an idea of timing as you book.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Homes around Little Chalfont frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Getting ready for the survey

  • Note where any stains or damp appear
  • Make a note of anything you’d like us to look at
  • Let us know about parking near the property

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

Advice

Local roofs and buyers in Little Chalfont

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses like Chenies Manor House, about 1.5 miles east, show how far back building in the area around Little Chalfont goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own one of the older houses in the streets near St George's Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Different roofs, different checks

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
