How a pre-purchase roof survey works in Flaunden
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. We are often asked to look into bitumen or mortar used in place of proper repairs and gutters choked with leaves and moss, across flat-roofed extensions and dormers, natural slate and lead flashings and valleys.
Some older homes in villages like Flaunden are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.
Leave it or get it looked at?
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. For an older or listed building in a place like Flaunden, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- For a flat, check who is responsible for the roof
- Ask the seller about past roof repairs
- Ask whether there are papers for past roof work
- Share the report with your solicitor
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
Flaunden questions
Do you cover smaller places like Flaunden?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in Flaunden listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does the weather affect the survey?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Do you inspect the roof from on top?
Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
How it works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about 1–2 hours for a house, and more on a big or complicated roof. For a village or hamlet like Flaunden, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Keep pets inside or away from the areas we are looking at
- For flats, make sure roof access has been agreed
- Buyers: confirm access with the estate agent or seller

Advice
Honest limits
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Structural calculations (that’s a structural engineer’s job)
- How a seller will respond, or what the house is worth
- Walls, floors, services and rooms below the roof

Common roof problems in Flaunden
Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.
Problems we come across often include:
- Lead that has worked loose at a wall or chimney
- Ponding, blisters or splits on a flat roof
- Old water stains in the roof space
- Blocked or leaking gutters
Take an older house close to Church of St Mary Magdalene (Church of England): the roof may have had decades of patch repairs, and the survey shows where they are.
Before you book any roof surveyor
