Pre-purchase roof surveys for homes and businesses in Belsize

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. We are often asked to look into standing water on a flat extension roof and flashings that have lifted or split, on chimney stacks, clay and concrete tiles and gutters and downpipes.

Being in a small place like Belsize makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Around Belsize, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we’re looking at
  • If the roof is shared, arrange access with whoever manages the building

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Your questions about pre-purchase roof surveys in Belsize

Do you cover Belsize?

Yes, Belsize is one of the places we work. Every survey there gets the same written report with photos.

Is Belsize within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you need access inside the house?

Where possible, yes. We look in the loft space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.

Do you go up on the roof?

Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.

How do I arrange a pre-purchase roof survey in Belsize?

To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Local roofs and buyers in Belsize

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Kings Langley station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to Church of St Paul: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Historic houses such as Chenies Manor House, about 2 miles south-west, show how far back building around Belsize goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Leave it or get it looked at?

Sellers aren’t always aware of roof problems. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now. For an older or listed building in a place like Belsize, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Confirmation of asbestos in cement sheets or soffits
  • What’s under the slates, tiles or felt
  • Whether the price should change, which is between you and the seller

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

What we look at

  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Gutters and downpipes
  • Lead flashings and valleys
  • Natural slate
  • Flat-roofed extensions and dormers

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
