Chimney survey in Belsize
We inspect chimneys from wherever they can be seen safely: from the ground, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where applicable. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. Typical surveys look at a stack that appears to lean and mortar washing out of the joints, on flaunching, chimney pots and cowls and shared and party-wall stacks.
Some older homes in villages like Belsize are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. The survey typically takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as Belsize, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- The report, with photographs and recommendations, is emailed to you.
Preparing for the visit
- Move anything stored under the loft hatch
- Note where any stains or damp appear
- Leave side gates unlocked

Chimney surveys around Belsize
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. With Chenies Manor House about 2 miles south-west, Belsize sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near Church of St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Sarratt Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Kings Langley station, the gap between tenancies is a good time to have the roof looked at.
Belsize is about 3 miles north of Chorleywood, in Hertfordshire. Whether the building in Belsize is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Across Hertfordshire, we cover Belsize and the places around it. There is also a page for London.

Leave it or get it looked at?
For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. In a small place like Belsize, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

Useful tips for Belsize property owners
There is plenty you can do without going near the roof. Here’s what helps most:
- Book a sweep for flues that are in use
- Check unused flues are capped with ventilation
- Keep track of stains on chimney breasts
- Use the report as a baseline for future checks
Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.
Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
FAQs for Belsize
I let a flat near Kings Langley station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and some details.
Is Belsize within the area you cover?
Yes, Belsize is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do you inspect a chimney without scaffolding?
We look from ground level, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
Should I worry about a leaning stack?
Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can assess whether it needs work.
How experienced are you?
More than 5,000 surveys over 20+ years.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Does the weather affect the survey?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
What this survey can’t tell you
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
- Structural calculations for a leaning stack
- Checks on boilers, fires or their flues
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.
