Chimney surveys in Chenies

About our chimney survey in Chenies

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey lead flashings, shared and party-wall stacks and brick chimney stacks, and the problems we’re asked to look at most are a chimney out of line and bricks with flaking faces.

In a small place like Chenies, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Around Chenies, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Advice

Questions from Chenies

Can a landlord with a rental near Chalfont & Latimer station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building.

Does a conservation area affect roof work in Chenies?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you walk on the roof?

Only if it is safe. We look at everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

What should I do with a chimney I do not use?

There is no single answer. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

What’s in the survey report?

Written findings with photos, explaining the condition of the chimney stack, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

How we price chimney surveys

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • Whether it’s a home or a commercial building
  • How tall the building is and how easy the roof is to see

For a price for your roof in Chenies, ring 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

Getting in touch

To price your survey accurately, we will ask about:

  • Any marks or damp showing indoors
  • What’s prompted the survey
  • Any deadline, like an exchange date
  • Where the property is, with the postcode

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Roofs, chimneys and gutters in Chenies

With Chenies Manor House about 0.2 miles south, Chenies sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Chalfont & Latimer station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Chenies School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If yours is one of the older homes in the streets near Church of St Michael, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Chenies is about 3 miles east of Amersham, in Hertfordshire. Chenies gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Hertfordshire coverage includes Chenies. You can also see our page for London.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • A structural engineer’s assessment
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.
