What a gutter survey looks like in Chenies

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Chenies Manor House, about 0.2 miles south, is one of the historic houses in the wider area around Chenies. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For landlords with property near Chalfont & Latimer station, the gap between tenancies is a good time to have the roof looked at. Take a building like Chenies School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Michael, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How a gutter survey works in Chenies

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you are worried about rotten fascias or stained soffits and choked outlets or hopper heads, we can find out what’s behind it, on parapet and box gutters, eaves gutters and fascias and soffits alike.

Somewhere as small as Chenies, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The report records the gutter as we found it on the day. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens on the day

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Chenies often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a report with photos and recommendations.

Advice

Common questions in Chenies

Does a conservation area affect roof work in Chenies?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Chalfont & Latimer station?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or send us an email.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

What affects the price in Chenies

We confirm the price for your survey before you book. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Getting in touch

Before you get in touch, it’s useful to have:

  • Any deadline, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or use the contact form.

Different roofs, different checks

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Why get it checked now?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. Older and listed buildings around Chenies may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
