Gutter surveys in Little Chalfont

About our gutter survey in Little Chalfont

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about sagging gutters and loose brackets and downpipes that are split or coming away, we can find out what’s behind it, on outlets and hoppers, eaves gutters and fascias and soffits alike.

Around Little Chalfont, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Surveys for landlords and agents in Little Chalfont

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around Little Chalfont often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • Let us know about parking near the property

  • Have any paperwork from past roof work to hand

How to book

What we are asked to look at in Little Chalfont

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

Most people get in touch after spotting one of these:

  • Sagging gutters and loose brackets
  • Leaking or loose downpipes
  • Rotten fascias or stained soffits
  • Leaves and moss blocking gutters

If you own a rental within reach of Chalfont & Latimer station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • What exactly goes into their report
  • Will they check the loft as well as the outside?
  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

Common questions in Little Chalfont

Can a landlord with a rental near Chalfont & Latimer station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need.

Do you cover smaller places like Little Chalfont?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.

Will you check the drains below ground?

No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Local roofs in Little Chalfont

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. With Chenies Manor House about 1.5 miles east, Little Chalfont sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you look after a building like Dr Challoner's High School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like St George's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Gutters out of sight from every safe vantage point
  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Valley gutters
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters

Checking the roof from ground level

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Watch ceilings under valley gutters for fresh marks
  • Book gutter clearing once a year, more often near trees
  • Note any damp stains below the gutters
  • Ask for valleys and parapet gutters to be cleared too

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
