About our gutter survey in Flaunden

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey valley gutters, parapet and box gutters and outlets and hoppers, and people most frequently book us about overflowing eaves gutters and rotten fascias or stained soffits.

Some older homes in villages like Flaunden are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Parts of gutters that cannot be seen safely
  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.

Roofs, chimneys and gutters in Flaunden

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Chenies Manor House, about 1.6 miles south, is one of the historic houses in the wider area around Flaunden. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take a building like St Clement Danes School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Chalfont & Latimer station, a dated record of the roof is useful when planning maintenance across a let.

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can safely be seen.

How the survey works

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Around Flaunden, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Before we arrive

  • Check the loft hatch can be reached
  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey

Do you need a gutter survey in Flaunden?

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

A survey makes sense if you’ve noticed:

  • Dripping or leaking gutter joints
  • Gutters full of debris and silt
  • Brackets that have dropped or snapped
  • Hoppers and outlets full of debris

For an older house near a landmark such as Church of St Mary Magdalene (Church of England), corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Whether VAT is added on top
  • How long the report takes to arrive
  • What the report includes, and whether it has photos
  • What the survey won’t cover

What a roof survey includes

Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Questions from Flaunden

Is my home in Flaunden listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Flaunden within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
