What we look for on each type of roof

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Roof leak investigation in Flaunden: what you get

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it is safe to see it. Typical surveys look at water through the ceiling under a flat roof and a leak that comes and goes with the weather, across slate and tile slopes, lead flashings and flat roof details.

In a village or hamlet like Flaunden, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We check what can safely be seen and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

How we price roof leak investigations

A few things affect what a survey costs:

  • Roof area
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey

To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.

What to let us know when you get in touch

If you can, have these to hand when you contact us:

  • Where any leaks, stains or damp patches show inside
  • Dates you’re working to, like exchange
  • Where the property is, with the postcode
  • Anything about access we should know

For a price for roof leak investigations in Flaunden, call 07833 053749 or send us an email. Some details about the property and the roof help us price the survey accurately.

Before and after the survey

These tips come from what we see on roofs every week:

  • Mention any plumbing above the damp area
  • Record whether it leaks in every downpour or only some
  • Have an electrician check any wet fittings
  • Catch drips in a bucket and protect the floor

Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Do not block the vents at the eaves. Good airflow reduces condensation, which is often mistaken for a leak. Make sure insulation does not block airflow at the eaves.

Your questions about roof leak investigations in Flaunden

How do I find out if my home in Flaunden is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Flaunden within the area you cover?

Yes. Flaunden is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Can every leak be traced?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but some only appear in certain weather. We report what we found and the likeliest sources.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you go up on the roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Flaunden, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before we arrive

  • Note where any stains or damp appear
  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered

Advice

What a roof leak investigation does not cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • A promise to find every leak on a single visit
  • Carrying out the fix

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

Roof leak investigations around Flaunden

Chenies Manor House, about 1.6 miles south, is one of the historic houses in the wider area around Flaunden. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.

For landlords with property near Chalfont & Latimer station, tracing a leak quickly matters when a tenant is living with it. The streets around a church such as Church of St Mary Magdalene (Church of England) are often among the oldest in a place, and if yours is one of the older homes nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you look after a building such as St Clement Danes School, a leak through a large roof is often found some distance from where the water shows inside.

What happens if roof problems are left?

A leak that returns after a repair normally means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. That is often what breaks the cycle. Where a roof is exposed, as many are in small places like Flaunden, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
