Roof leak investigation in Belsize

We investigate roof leaks in Belsize and across London and South East England. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a photo-illustrated written report and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or use the contact form to arrange a visit. If you’ve noticed leaks that appear only in driving rain and wet patches on loft insulation, a survey will tell you what’s going on, on slate and tile slopes, flat roof details and rooflights and dormers alike.

Being in a small place like Belsize makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

How the survey works

After the inspection, everything we found is written up in a report with photographs. As for time on site, most surveys take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Older rural homes like those around Belsize can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed

What we cannot see

Before booking, it is worth knowing what a survey will not do:

  • Defects hidden under coverings or inside walls without opening up
  • Water from pipes, tanks or heating systems
  • An intermittent leak that shows no trace on the day

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Why it’s worth a survey now in Belsize

Patching the spot above the stain often doesn’t work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Why us?

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

What a roof leak investigation looks like in Belsize

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Chenies Manor House, about 2 miles south-west, is one of the historic houses in the wider area around Belsize. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you let a flat or house near Kings Langley station, tracing a leak quickly matters when a tenant is living with it. Take a building like Sarratt Church of England Primary School: tracing a leak on a big roof starts with where the water appears and works back.

Belsize is about 3 miles north of Chorleywood, in Hertfordshire. Wherever you are in Belsize, we can carry out roof leak investigations at your property, on a weekday, Saturday or Sunday. Our Hertfordshire coverage includes Belsize and the places around it. For surveys nearby, see our London page.

Common roof problems in Belsize

Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly where ventilation is poor. Drips from nails and damp underlay are typical signs.

Here are some of the things we see frequently:

  • Damp patches next to the stack
  • Damp walls below an overflowing gutter
  • Drips from nail tips in a cold loft
  • Water marks that spread in wet weather

If you live in an older home near Church of St Paul, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Belsize: your questions answered

Is Belsize in the area you cover?

We do. The survey and report are the same in Belsize as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Belsize is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you find a leak when it isn’t raining?

Usually, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can every leak be traced?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
