Belsize questions

Will you come out to Belsize?

We do. Villages and rural addresses get the same survey as a town house.

Is drone flying allowed in Belsize?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

How long does the survey take?

Most surveys take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. The report follows by email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How a drone roof survey works in Belsize

The weather decides whether a drone can fly. We do not fly in high wind or heavy rain, because control and safety come first. If the weather turns, we’ll agree another day. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. If you’ve noticed slipped or missing slates on a high roof and hidden gutters full of leaves, we can find out what’s behind it, on flat roofs on upper floors, valleys and parapet gutters and chimney stacks alike.

Somewhere as small as Belsize, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Airspace, weather and Belsize roofs

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Historic houses such as Chenies Manor House, about 2 miles south-west, show how far back building in the area around Belsize goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Paul, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Belsize is about 3 miles north of Chorleywood, in Hertfordshire. We survey roofs in Belsize and the rest of Hertfordshire. Across Hertfordshire, we cover Belsize and the places around it. There’s also a page for London.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two at a house, including the airspace and weather checks before take-off. Somewhere as small as Belsize, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photographs and our recommendations.

Before the survey

  • Point out any leaks or damp patches
  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Letting agents and landlords in Belsize book surveys as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Prices for drone roof surveys in Belsize

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it’s a home or a commercial building
  • Roof area
  • The number of roofs, including extensions and garages

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your survey before booking.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property

Once you know what you need, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Common roof problems in Belsize

Hidden gutters and valleys are easy to overlook. Debris collects where nobody looks, until it causes a leak inside. From above, they’re easy to see.

These are some of the problems a survey can pick up:

  • Flashings that have come away
  • Cracked flaunching or loose chimney pots
  • Standing water on a flat roof
  • Moss building up on slopes and in gutters

Take a building like Sarratt Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.

Before booking any roof surveyor

  • What exactly goes into their report
  • Whether VAT is added on top
  • Which parts of the roof they’ll actually see
  • Whether the loft is part of the inspection

What to expect from a roof survey

What happens if roof problems are left?

It is hard to plan maintenance for a roof nobody has looked at. You get photos of every part we can see. That helps you put the work in order. Where a roof is exposed, as many are in small places like Belsize, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Make sure there is room outside for the drone to take off
  • Mention anything you’ve noticed on the roof
  • Allow for a change of day in poor weather
  • Let us know the exact address as you book

Your report arrives by email, with close-up photographs from the flight. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, so small faults are dealt with early.
