Common roof problems in Belsize

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

Look out for signs like these:

  • Valley or box gutters that overflow inside
  • Gutters full of debris and silt
  • Leaks at the gutter joints
  • Cracked or loose downpipes

For an older house near a landmark like Church of St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • How soon the report will arrive
  • Whether the loft space is looked at, where there is one
  • What happens after the report arrives
  • Which limits apply to the survey

What a good roof survey covers

Gutter survey in Belsize

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey outlets and hoppers, fascias and soffits and eaves gutters, and people most often book us about fascia boards damaged by overflowing water and joints that drip after rain.

Older buildings in small places like Belsize may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Where we can’t see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Do not leave hidden gutters out of a clear-out
  • Watch ceilings under valley gutters for fresh marks
  • Check for spilling water in a downpour
  • Don’t climb a ladder to look in the gutters

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Your questions about gutter surveys in Belsize

Do you cover smaller places like Belsize?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

I let a flat near Kings Langley station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Do you test soffits or gutters for asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can be seen safely. We use the ground, windows, the loft space and the roof where it is safe and a drone where applicable.

Local roofs in Belsize

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Chenies Manor House, about 2 miles south-west, show how far back building in the area around Belsize goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like Sarratt Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Kings Langley station may find that the gap between tenancies is a good time to have the roof looked at.

What happens on the day

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Belsize, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Check we can get to the back of the property
  • Leave a clear route to the loft

Advice

What we look for on each type of roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.
