Gutter survey in Latimer

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey valley gutters, parapet and box gutters and eaves gutters, and people most frequently book us about cracked or loose downpipes and leaks at the gutter joints.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Common questions in Latimer

How do I find out if my home in Latimer is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near Chalfont & Latimer station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or drop us an email.

How long does a gutter survey take?

A visit typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. You’ll know roughly how long when we arrange the visit.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Different roofs, different checks

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can safely be seen.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Look out for overflows when it pours
  • Look for new stains on ceilings below valleys after rain
  • Have overhanging branches cut back
  • Get the gutters cleaned out every year

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.

What happens if roof problems are left?

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. For an older or listed building in a place like Latimer, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Around Latimer, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it is shared
  • Keep pets in another room

Advice

What we’re asked to look at in Latimer

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

These are some of the problems a survey can pick up:

  • Blocked outlets and hoppers
  • Gutters overflowing in heavy rain
  • Overflowing valley or parapet gutters
  • Soffits marked by water

The streets around a church like Church of St Mary Magdalene are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Whether you can ask questions once you have the report
  • Will they check the loft as well as the outside?
  • What’s outside the scope of the survey

Roofs, chimneys and gutters in Latimer

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Latimer has a long history of building, with Chenies Manor House about 1.1 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take a building like Little Chalfont Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Chalfont & Latimer station, the gap between tenancies is a good time to have the roof looked at.
