About our new roof snagging in Chenies
We report on what we see, with photographs and clear descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We don’t give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. We’re often asked to look into ridge and hip tiles not properly fixed and untidy or loose verge details, on new flat roofs, new-build homes and replacement roofs.
Being in a small place like Chenies makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Fixings and underlay hidden under the coverings
- A promise that the roof will not leak
- Pricing the remedial work
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.
Roof types and parts we check
- Flashings and valleys
- Ridges and verges
- New flat roofs
- Replacement roofs
- Loft conversions and dormers
- New-build homes
What we do, step by step
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours for a house, and longer for a large or complex roof. Older rural homes like those around Chenies can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a photo-illustrated written report.

Why get it checked now?
Offcuts left in a gutter can block it and send water down the walls. Spotting it now saves chasing damp later. For older village homes like those around Chenies, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Buying a home or a new roof in Chenies
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. About 0.2 miles south lies Chenies Manor House, a reminder of how long the area around Chenies has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near Church of St Michael, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near Chalfont & Latimer station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Chenies is about 3 miles east of Amersham, in Hertfordshire. We carry out new roof snagging for homes and businesses in Chenies and nearby. Chenies is one of the places in Hertfordshire where we work for new roof snagging. London is in our area too.

Useful tips for Chenies property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- File all paperwork for the new roof
- Arrange the inspection before settling the final bill
- Watch for drips in the loft space with care
- Check lower roofs and walls after scaffolding comes down
The report gives your roofer a clear list to work through. If there’s a dispute, it’s between you and your roofer or builder, and our part is to report what we see.
Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.
Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Common questions in Chenies
Do you cover smaller places like Chenies?
Yes, Chenies is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Chenies?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
What’s the price of a snagging inspection?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just ring 07833 053749 or use the contact form for a price.
