New roof snagging for homes and businesses in Heronsgate

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. Each item is photographed. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. It’s easier to raise them while the job is fresh. Common reasons to book are gutters blocked by building debris and underlay ending short at the eaves, across ridges and verges, new-build homes and new flat roofs.

In a village or hamlet like Heronsgate, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

Why get it checked now?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

Why book us in Heronsgate

  • We hold a CAA Flyer ID and Operator ID

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Raise snags in writing with your roofer
  • Agree snagging with your roofer at the start
  • Book snagging before the final payment
  • Keep warranty papers safe

If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation and Premium an in-person consultation.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

New roof snagging in Heronsgate: local notes

With Chenies Manor House about 2.4 miles north, Heronsgate sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If you let a flat or house near Chorleywood station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Heronsgate is about 1 mile south-west of Chorleywood, in Hertfordshire. Roofs in Heronsgate get the same thorough look as anywhere else in Hertfordshire. Heronsgate is one of the places in Hertfordshire we cover for new roof snagging. Our London page covers surveys nearby.

Surveys in WD3 work the same way as everywhere else we cover. That includes homes and businesses on Long Lane, Stag Lane and Halifax Road and the roads around them. If you are just outside Heronsgate, we cover Chorleywood (1 mile north-east), Maple Cross (1 mile south), Horn Hill (1 mile south), Chalfont Common (2 miles south-west) and West Hyde (2 miles south). Further out, we also cover Watford (5 miles east), Hemel Hempstead (8 miles north), St Albans (11 miles north-east), Harpenden (14 miles north-east), Hatfield (15 miles north-east) and Borehamwood (11 miles east).

Signs you need new roof snagging in Heronsgate

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.

These are some of the problems a survey can pick up:

  • Offcuts and broken tiles left behind
  • Untidy or loose verge details
  • Signs of condensation in the loft space
  • Cracked or slipped new tiles or slates

For an older house near a landmark like St John, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Questions to ask before you book

  • What insurance they carry
  • Whether the roof space is looked at, where there is one
  • Whether VAT is added on top
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What we can’t see

It’s useful to know what a survey will not do before booking:

  • Areas out of view from each safe vantage point
  • Pricing the remedial work
  • How the roof will perform for years to come

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.

Heronsgate questions

Is Heronsgate in the area you cover?

We do. The survey and report are the same in Heronsgate as anywhere else.

Will you come out to Heronsgate?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How long will you be on site?

It usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. You’ll know roughly how long when we arrange it.

Do you get involved if the roofer disagrees with the report?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

What does a new roof inspection cost?

Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, ring 07833 053749 or send us an email.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will recommend the right survey. We survey on weekdays, Saturdays and Sundays.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Heronsgate can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Keep pets out of the way during the survey
  • For flats, check roof access has been agreed
  • If it is not your property yet, arrange access through the agent
