How a chimney survey works in Little Chalfont
Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you’re worried about worn or missing pointing and gaps in the mortar around the pots, we can find out what’s behind it, whatever the roof.
Houses in smaller places like Little Chalfont can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Whether the flue is safe to use
- Hidden sides of a shared stack
- Hidden damage within the stack
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.
What this survey covers
- Flaunching
- Lead flashings
- Shared and party-wall stacks
- Brick chimney stacks
- Chimney breasts
- Chimney pots and cowls
Checking the roof from ground level
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Common questions in Little Chalfont
Do you survey roofs for landlords with property near Chalfont & Latimer station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.
Will you come out to Little Chalfont?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Which parts of the chimney do you look at?
The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

What else we do in Little Chalfont
What we do, step by step
Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, it typically takes about 1–2 hours for most homes, a little longer where there are several stacks. With a bit of garden around a house, as there frequently is around Little Chalfont, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.

Advice
What we are asked to look at in Little Chalfont
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
Common reasons to book include:
- Bricks with flaking faces
- A stack that appears to lean
- Flaunching that has broken away
- Loose, cracked or missing pots
For landlords with property near Chalfont & Latimer station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What happens after the report arrives
- Are they insured for the work?
Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Why act early in Little Chalfont
A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose and the job gets bigger. Arranging work in a smaller place like Little Chalfont is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Roofs, chimneys and gutters in Little Chalfont
With Chenies Manor House about 1.5 miles east, Little Chalfont sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
The streets around a church such as St George's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building like Dr Challoner's High School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
